Top 5 Cabo Villas

Updated October 2026

Cabo Villas in Pedregal are private houses on the cliff and the hillside, sized for a group, with a chef, a bartender, and a maid included in the stay. This guide compares five of them and stays with what their listings publish: guests, bedrooms, and how each house sits relative to the beach.

Choosing a house comes down to four things this guide walks through: how many people you are traveling with, whether you want a staffed house, which stretch of coast fits the week, and when you plan to go. The five homes below are all in Pedregal. Medano and the Corridor matter because that is where you swim, not because these houses sit there.

Choosing a house

How to choose a house

The right house matches the way your group spends a day. Eight people who want a golf simulator and a late table at the marina will use a floor plan differently from a family of fourteen that wants a terrace and a quiet morning over the Pacific. Start with headcount, then bathrooms, then who is in the kitchen, then which stretch of coast you want to wake up on.

A resort hands you a lobby, a buffet line, and a chair by a shared pool. A house hands you the building. On these stays, the chef, bartender, and maid are part of the booking rather than a crew you try to find the night you land. If the group likes to eat together, that is the decision that shapes the week.

Location is already decided for this shortlist. All five homes are inside Pedregal, the gated community on the hills and cliffs of Cabo San Lucas. You trade a swim straight off the terrace for a guard gate, privacy, and a long view. Medano and the Corridor, covered below, are the places you go when the day calls for swimmable water.

Group size

These five houses sleep 14 to 26. Casa Texas is the 14-guest plan: 5 bedrooms, 7 beds, and 5.5 baths. True Lux Villa sleeps 16 in 6 bedrooms, 11 beds, and 6.5 baths, with three optional single roll-outs. Villa Lands End and VIP Cliffside Villa are listed as 16 or more. VIP Marina Mansion sleeps 26 in 8 bedrooms, the plan for a large group or a bachelorette party.

A “16+” on a listing means the house can take a larger party than the bedroom count alone suggests. Lands End adds a pool bungalow with a bed couch and a roll-out. Cliffside has a casita with a king bed and a sofa bed, and 12 beds across 6 bedrooms. Read that sleeping plan before you assume every guest gets a king.

Bathrooms matter on a week-long stay. Lands End lists 8.5 baths for seven bedrooms. Casa Texas lists 5.5 for five. True Lux and Cliffside list 6.5 for six. A single shared hall bath is what makes a large house feel crowded by the second morning. The guest count on the agreement is the count that matters. The house rules say events need approval, and the group cannot grow past what was reserved.

The shortlist

The five houses

The order below is this guide’s shortlist. It is not a star ranking and it is not sorted by price. None of these public listings print a nightly rate, a review score, or a review count, so this page does not invent them. The house sits in gated Pedregal with 24/7 security and access to pickleball and tennis. It is the villa in this set whose house rules allow pets, and assistance animals are welcome. Medano Beach is about a 5–7 minute drive.

VIP Marina Mansion terrace and pool with marina and ocean views, one of the Cabo Villas in Pedregal

Perfect for Large Groups – Sleeps 26

VIP Marina Mansion

Guests
26

8

VIP Marina Mansion is a Pedregal luxury villa that sleeps 26 in 8 bedrooms, with marina and ocean views, a private chef, 2 pools and a rooftop bar. It suits large groups and bachelorettes.

It is the house on this shortlist for a party that will not fit the 14- and 16-guest plans above. The private chef, the two pools, and the rooftop bar are why a large group would pick it.

Like the other four, it sits in Pedregal, Cabo San Lucas, and the stay is booked through Cabo Connections. Open the listing for the calendar and the house rules.

The stay

What the stay includes

Staffed and unstaffed houses

An unstaffed house leaves the week with the group. Someone shops, someone cooks, someone handles drinks, and someone keeps the rooms in order, or the group hires those people by the day after landing. Every house on this list is staffed. A chef, a bartender, a maid, and a concierge are included, on duty from 8:00 a.m. to 4:00 p.m. Evening or late service can be extended for a fee. Cabo Connections books that crew as part of the stay, not a package you add so breakfast can happen.

Casa Texas’s listing still calls a full-time maid, chef, bartender, and concierge uncommon. The other four pages describe the same pattern. If you want a house where the kitchen is yours alone and nobody is on site during the day, this shortlist is the wrong one. If you want the house to run while the group is on the terrace, this is the version these pages describe.

The practical version is spelled out on the villa pages. You send a grocery list. The staff shops, and you pay the receipt for the food and drinks. The chef cooks from that list. The bartender covers the house during those hours. The maid resets the rooms. The concierge takes the jobs groups usually spend the first night chasing: a yacht, a tee time, a snorkel or dolphin trip, airport transportation, and a dinner reservation that can seat a party this size.

Arrival follows the same shape at each house, with small differences in the wording. Guests are met with chips, salsa, and a house margarita. Villa Lands End adds an appetizer lunch and names its drink the Lands End signature. You walk into a stocked kitchen when the list went ahead. Staff are included. Groceries are billed at cost. These pages do not describe a prepaid meal plan.

Each listing also includes the private pool it describes, and the amenity lists name wifi and free parking. Gyms, saunas, a golf simulator, fireplaces, jacuzzis, and sound systems are specific to the house, and they are written on the cards above. Court access depends on the page: tennis and basketball show up for Lands End, Casa Texas, and Cliffside; pickleball is named at Lands End, True Lux, and Cliffside. Cabo Connections also notes discounted access to 90-foot yachts through its desk when those boats are available, which is a conversation to start while the dates are still movable.

Moving fourteen people to a restaurant three times a day, in the heat, in separate cars, spends the hours you came to spend in one place. Eating at the house can be the default. Going out becomes the night you choose.

Area guide

Cabo Villas in Pedregal

Every house on this page is inside Pedregal. Medano and the Corridor are the other two names people weigh when they picture the week, and they answer a different question: where you swim, not where you sleep.

Pedregal

Pedregal is a private, gated neighborhood in Cabo San Lucas, Baja California Sur, with security at the gate around the clock. These houses sit on the cliff or the hillside above the Pacific, inside that gate, rather than on the marina or along the in-town beach. The quiet, the view, and the climb back up the hill are the trade.

Pedregal Beach sits below those cliffs. Cabo Connections describes dramatic rock, Pacific swell, and almost no crowd, and it is explicit that the waves are too strong for swimming. It is a walk and a view, minutes from downtown, and the shoreline guests use when they stay in the neighborhood. Walking times on the villa pages vary. Lands End says 10–15 minutes. Casa Texas says about five minutes in its highlights and about ten in its FAQ. True Lux Villa’s page puts the private beach about a 10-minute walk away. Plan on a short walk that climbs on the way back, and read the note on the house you reserve.

Inside the gate, guests of these homes can use community courts, as each listing specifies. The community has a noise rule the house rules cite: after 9:00 p.m., Pedregal does not want loud outdoor music. A group that wants a DJ on the terrace is in the wrong neighborhood, and the listings say events need approval before anyone sends invitations.

A day built only from what these pages describe looks like this. Morning at your own pool. A walk down to Pedregal Beach if you want the rocks and the sound of the water, staying out of the surf. Afternoon at Medano, or on a boat the concierge arranged. Dinner back at the house or downtown. Lands End is a 5–10 minute drive from downtown. Cliffside is about five minutes from downtown and the marina. True Lux Villa’s listing says downtown is minutes away. The gate does not strand you. The hill is why you booked the house.

Medano

Medano Beach is Cabo San Lucas’s main stretch of sand, right in town and safe for swimming. Cabo Connections describes it as lined with palapas, restaurants, and water-sports stands. Kayaking, parasailing, and jet skis run through the day, and the beach clubs stay lively from brunch through sunset. The Medano page adds that many people treat the beach as the city’s main tourist draw, and that other visitors are part of the scene whenever you go. Come here for the classic beach day, not a quiet cove.

None of these five houses is a Medano house. They are a short drive away, and the listings print the times. Villa Lands End says 5–10 minutes to Medano or downtown. Casa Texas and True Lux Villa say about 5–7 minutes, and both call Medano the swimmable beach with restaurants and bars. VIP Cliffside Villa publishes a five-minute drive to downtown and the marina rather than a separate Medano time. VIP Marina Mansion’s listing puts the marina and downtown within walking distance and Medano about 5–7 minutes away. Use Medano when the group wants to swim and be around other people. Use the pool at the house when they do not.

The Corridor

The Golden Corridor is the coast between Cabo San Lucas and San José del Cabo. These houses are not on it. They are in Pedregal, inside Cabo San Lucas. Cabo Connections’ beach guide is the source for why a group might still leave the gate and drive that direction.

Santa Maria is a protected cove on the Corridor, described as calm, clear, and one of the better swimming and snorkeling beaches when you want nature over the Medano scene. It is a Blue Flag marine area with lifeguards, and the guide says you often share the water with tropical fish. Palmilla is a mile of calm, family-friendly water on the Corridor, between the two towns, also Blue Flag, with lifeguards and bathrooms, and hotels behind the sand. Chileno is a swimming and snorkeling cove a short way along the Corridor, with Blue Flag water, lifeguards, and a reef close to shore.

Those three are the calm-water alternative to Medano and the walk-only alternative to Pedregal Beach. The villa pages do not print a drive time from Pedregal to Santa Maria, Palmilla, or Chileno, so this guide will not invent one. If a quiet cove is the point of the trip, ask Cabo Connections how long the car actually takes from the house you want before you book around that plan.

The calendar

When to visit

Cabo Connections’ guide to cliffside houses puts peak season at November through April. That window is the one they tie to the weather people book for, and to whale-watching, and it is when they say demand is highest, so they tell guests to reserve early. The same note points to May through June and September through October as the shoulder, with fewer crowds and better rates, and it describes the climate as warm enough that a visit works year-round.

Whale-watching in that winter window is their published reason for the season, not a promise that every week produces whales. “Better rates” is also their wording for the shoulder months. These five public villa pages still do not print a nightly number for any month, so the rate for your dates has to be requested.

Two timing notes show up on the house pages themselves. Several listings invite guests to ask about discounts on week-long stays, and about New Year 2027. The amounts are not printed. Pedregal’s 9:00 p.m. noise rule does not change with the month, and check-in stays after 3:00 p.m. on all five houses whenever you arrive.

Reservations

How to book

Reservations for these homes are handled by Cabo Connections. This page links to each villa and to the accommodations list. Calendars and payment stay on their site.

  1. 01

Pick the house that fits the group. Compare guests, bedrooms, and baths in the table, then read the sleeping plan on the villa page. Sofa beds, the Lands End bungalow, and the Cliffside casita are how Lands End and Cliffside reach “16+.”

  2. 02

Open that villa on Cabo Connections and check the calendar, or write info@caboconnections.com or call +52 33 1942 6844. Give the real headcount, including anyone who might use a roll-out, and the dates you actually need.

  3. 03

Ask for the rate for those dates. Public descriptions on these five pages do not print a nightly price. Several listings mention discounts for week-long stays and for New Year 2027, and they ask you to inquire. The amount is not published here because it is not published there.

  4. 04

Send the grocery list before you fly. Staff shop it and can have it ready when you arrive. You pay for the items. If you want a yacht, golf, or a large dinner reservation, ask the concierge while the dates are still movable.

  5. 05

Plan the arrival window. Check-in on all five villas is after 3:00 p.m. Checkout times are printed on each Cabo Connections page and they are not the same from house to house, so read the one you are reserving before you book the flight home. A liability and damage waiver, a photo ID, and a credit card are part of check-in.

A few house rules are worth knowing before you fall in love with a photo. Parties and events need prior approval, and the guest count cannot grow past the agreement. Smoking is prohibited inside the houses that state a no-smoking rule. Pets are not allowed at Villa Lands End, Casa Texas, VIP Cliffside Villa, or VIP Marina Mansion. True Lux Villa allows pets, and assistance animals are welcome there.

Report any damage you find within 24 hours of arrival. That line appears on these listings for a reason: it is how an existing scuff stays off your waiver. Children, noise after 9:00 p.m., and the gate security are the other rules the pages ask guests to take seriously.

FAQ

Common questions

Answers below use the published details for these five Cabo Villas. Beach and season notes come from Cabo Connections. If a detail is missing, ask the desk rather than guess.

Which Cabo villas are on this list?

Villa Lands End, Casa Texas, True Lux Villa, VIP Cliffside Villa, and VIP Marina Mansion, in that order. All five are Cabo Villas in Pedregal, Cabo San Lucas. This guide covers these five houses, and each one is booked through Cabo Connections.

What staff is included with these Cabo Villas?

A chef, a bartender, a maid, and a concierge. Cabo Connections lists them as included in the stay, on duty from 8:00 a.m. to 4:00 p.m. Evening hours can be added for a fee. That team is part of the booking, not a separate hire.

Are meals and groceries included?

The staff is included. The food is not a prepaid meal plan. You provide a list, the staff shops, and you pay the grocery receipt. The chef cooks from what you asked for. Arrival snacks — chips, salsa, and a signature margarita — are described as complimentary on these listings. Villa Lands End also includes an appetizer lunch.

Can we swim at the beach below the villas?

Pedregal Beach is a walk from these houses, and the listings say the surf is too strong for swimming. Medano Beach is the swimmable beach they point to, a short drive away, with restaurants and bars along it.

How do I book, and who do I pay?

Book through Cabo Connections. Use the button on each villa to open its page, or email info@caboconnections.com or call +52 33 1942 6844. Availability and payment live on their site. This page only helps you compare the houses.

What time is check-in?

Check-in is after 3:00 p.m. on all five villas. Checkout is listed on each Cabo Connections page and differs by house, so confirm it when you reserve and before you book flights.

Are pets allowed in these Cabo Villas?

True Lux Villa’s house rules allow pets, and assistance animals are welcome there. Villa Lands End, Casa Texas, VIP Cliffside Villa, and VIP Marina Mansion state that pets are not allowed.

Do we have to arrange tours ourselves?

The villa concierge books tours, golf, yachts, transportation, and restaurant reservations, and the listings say the desk works to get Cabo Connections rates. You can still book on your own if you prefer. Yacht requests, including the discounted 90-foot options mentioned on these pages, need lead time.

Is a staffed villa a better fit than a hotel for a group?

For a group that wants to eat together and stay in one place, a staffed Pedregal villa is usually the better fit. You get the whole house, private baths attached to most bedrooms, and a crew whose daytime hours are part of the stay. You give up a hotel lobby and a beach you can swim from the room. Pedregal is quiet after 9:00 p.m. by community rule.

Do these pages show prices or guest ratings?

Nightly rates are not printed on the public descriptions of these five villas. Ask Cabo Connections for a quote for your dates. This guide also does not republish review scores or review counts.

When is a good time to visit?

Cabo Connections’ cliffside guide calls November through April peak season, for weather and whale-watching, and says demand is highest then. It points to May through June and September through October for fewer crowds and better rates, and describes Cabo as warm enough to visit year-round. These villa pages do not print seasonal prices. Ask for the rate for your dates, and ask about the week-long and New Year 2027 discounts the listings mention.

How do Pedregal, Medano, and the Corridor differ?

These five Cabo Villas are in Pedregal, a gated cliff and hillside community in Cabo San Lucas. Pedregal Beach is a walk for the view, and the listings say the surf is too strong for swimming. Medano is the in-town swimming beach, a short drive from these houses, with restaurants, water sports, and beach clubs. The Corridor is the coast between Cabo San Lucas and San José del Cabo. Santa Maria, Palmilla, and Chileno are the calm swimming and snorkeling coves Cabo Connections describes there. These houses are not on the Corridor.

Reserve the house, not a guess

These Cabo Villas are five floor plans inside one gated neighborhood, with the same idea underneath: a private home, a published guest count, and a chef, bartender, and maid included in the stay. Choose the sleeping plan that fits your group, then book it with Cabo Connections.
